FSBO Transaction Services$1,250+

Ideal for “for sale by owner” deals where a title company will still handle escrow and closing. We draft or refine the purchase contract, help with required disclosures, review title work, and answer your questions throughout the process while the title company issues title insurance and manages funds.

Attorney-Run Closing$1,500+

For cash or private-party transactions where you aren’t using a realtor or closing company—and don’t need title insurance—we can handle the legal side from start to finish: contract drafting, limited or full title review, deed preparation, settlement statements, execution logistics, and recording. Funds can be disbursed through our attorney trust account for a streamlined, attorney-led closing.

Attorney’s Title Opinion$750+

When you need more than a quick title commitment—such as for a private closing, refinance alternative, estate transfer, or quiet title prep—we review the abstract or full record and issue a written opinion on ownership, liens, and what must be cured to deliver marketable title.

Seller-Financing Add-On$900+

If your transaction includes owner carry / seller financing, we can add a complete loan package: promissory note, mortgage or deed of trust, basic amortization schedule, and key covenants (insurance, taxes, default, acceleration), coordinated with your purchase contract and closing.

Deed-Only Transfer$375+

For straightforward title transfers—adding/removing a spouse or family member, moving a property into an LLC or trust—we prepare the appropriate deed (warranty, special warranty, or quitclaim) and provide signing and recording guidance. Recording fees and county costs are additional.
