When it’s time to put your position in writing but you’re not ready to file suit, we draft and send a detailed demand or response letter asserting or defending your boundary rights. The letter lays out the facts, survey, and law, and proposes a concrete resolution (move the fence, adjust use, grant an easement, or sign a boundary agreement). This is often the most cost-effective way to test the other side’s willingness to resolve the dispute.

Boundary Line Agreement & Curative Documents$750+

If the neighbors are willing to cooperate, we can formalize the solution with a boundary line agreement, corrective deeds, or targeted easements, then record those documents so the land records match the reality on the ground. This prevents the same dispute from resurfacing later and helps keep title clean for future sales or financing.

Boundary & Encroachment Litigation$275/hr

When negotiation fails or a lawsuit is already brewing, we handle boundary and encroachment disputes as full litigation—often through quiet title actions, declaratory-judgment suits, or requests for injunctions. Work is billed hourly with phase-based estimates (investigation, filings, discovery, hearings, trial), and we coordinate closely with your surveyor and, when needed, your title company to support your case.
