Adverse Possession Legal Services:
(Price range is a base estimate only and may vary widely.)
OPTIONAL: A focused first step when you’re not sure whether you actually have an adverse possession claim—or how serious an opposing claim might be. We review your deeds, survey or map, photos, and a history of use (fences, mowing, driveways, structures), then give you a clear written recommendation on your options: do nothing, negotiate, pursue a quiet title action, or prepare for full litigation.
When it makes sense to assert or resist an adverse possession or boundary claim without immediately filing suit, we draft and send a detailed demand or response letter that lays out the legal position, history of use, and requested resolution (boundary agreement, quitclaim, access accommodation, etc.). This is often the most cost-effective way to test the other side’s position and try to resolve things before litigation.
If the parties are willing to cooperate, we can formalize the resolution with a boundary line agreement, easement, or corrective deed and record it so the land records match the reality on the ground. This package is ideal when everyone agrees on the solution but needs it properly documented to avoid future disputes or title problems.
When negotiation fails or a lawsuit is already on the horizon, we handle adverse possession, boundary, and encroachment disputes as full litigation—often through quiet title actions, injunctions, or declaratory-judgment suits. Work is billed hourly with phase-based estimates (investigation, filings, discovery, hearings, trial), and we coordinate with your surveyor or title company as needed to support your case.
Pricing is Variable
The above pricing table is intentionally over-simplified and may not reflect the actual dynamics of a legal matter. Additional requests for advice or services may arise. For this reason, pricing may be highly variable. Out-of-pocket costs (if any) are additional. If a legal matter becomes disputed at any point, fees transition to our Litigation Pricing Structure.
Obtain a Custom Fee Estimate
Generalized pricing is far less accurate than customized pricing. We need to discuss your situation and goal to formulate a more accurate initial fee estimate.
